Be punctual and ready for the morning meeting
Assisting with the running of the office where necessary and helping to motivate the other negotiators.
Be available for valuations
Advise clients and help buyers decide what to buy
Being a local property expert (knowing what’s going on in the market with all agents in town, schools, transport links, new developments etc.)
One-off opportunities – try to get one of the viewings with properties on the market with another agent.
Reaching and trying to exceed sales targets set by Directors
Assessing a client’s needs
Arranging and conducting viewings
Contacting and nurturing a database of buyers and potential vendors
Monitor sales as they proceed
Represent the seller in negotiation with prospective buyers
Explaining building issues and regulations to clients
Take on properties (photo’s floorplan, write up)
Extracting offers, negotiating with buyers and sellers
Progressing a pipeline of sales from agreeing on the deal to completion and assistance to others if needed
Update and communicate with vendors on a regular basis
Liaising with Solicitors, Surveyors, Mortgagors, and other parties involved in the chain
As a senior negotiator, you are expected to always act in a professional manner, demonstrate excellent communications skills and be available to support the negotiators if needed. You need to be a role model to your negotiator colleagues, always be well presented, keep a tidy desk and stay determined even when times are tough.
